Conclusion: Water intrusion, Condensation, or Other?
Hi y'all - I'm an aspiring LD owner currently looking for my own and I wanted to share an observation on a 2002 RK I was recently in discussions on. I ended up passing on it but was curious on what the forum's thoughts are on some concerning staining on the dinette.

I'm attaching the dinette picture, along with a picture of the roof sealant directly above that area; I personally concluded this was likely water intrusion from failing sealant either from the roof or window. Curious if y'all share the same conclusion?  Owner shrugged and said he thinks it was due to window condensation. This was out-of-state so I didn't personally tour it, otherwise I would've inspected further under the cushions and felt for soft spots.

I'm building muscle on what to watch for and to scrutinize and zoom in on pics, which seems to reveal a lot! I'm learning @RonB  and @Larry W and @Ed & Margee !!  ;)

While it’s difficult to render a firm opinion based solely on photographs, the poor condition of the roof seal on the passenger side rear corner, and the discoloration in the corner of the rear dinette suggest there’s a connection.  It would be interesting to remove the cushions and gently probe on the sidewall if the owner would allow that. If it was me, I would’ve been reluctant to hire an RV inspector ($$) to verify the condition of that corner and the roof seal.  I think I would’ve passed on this LD.

On a 24-year-old LD that has not maintained well, the windows, roof, and/or the roof could be leaking; there is no way to determine the cause without a deeper inspection. Most rigs this old will have some rot, usually in the rear corners or around the rear windows.
Probing the bottom of the rear wall from the outside with an icepick is a good place to start a rot inspection. This will show if the end caps or windows are leaking.

Looking at the roof seal, spray on / paint on sealant, I kind of wonder how much effort the owner put into other maintaince items of the rig.
I'm always kind of nervous about people taking the easy way out.
